What would be a price range for having a website designed that visitors could would need to interact with?

Also, is it necessary to hire a web designer for this? The website would have a data base of real estate listings. There would be a fair amount of graphics and I would like to use Flash if possible because it looks really good. I realize that my question is a little clueless; I'm not a techie. I appreciate your patience and advice!

Agree with Coder, only I think it will probably cost as high as $20,000 no doubt because if it is all flash then you have actionscript, animation, a side server custom programming going on. Meaning lots of skills will be required which means ding specialists that's right and they aren't cheap.
