How do property managers normally handle repairs, do they deal directly with contractors?
or do they employ someone who's only job is to deal with the contractors? My property manager employs someone for this, but the only thing he does is inspect the houses to see what repairs they need. And he calls the contractors to give them the job. The problem is when a tenant complains about something he never actually checks it out himself to see if it really needs repair or if they are just complaining because they're behind on rent.

It varies widely from firm to firm. Some management firms simply "manage' and contract out all needed work. Other firms maintain staff to handle needed repairs. I run such a firm, and we do have staff for 'normal repairs'. When it comes to plumbing or electrical, we contract that out to comply with licensure codes... More
