I have recently become a mortgage loan officer in the DFW area. There is not a lot of experience in my office. Any advice where I can get assistance to survive this market? I would be happy to learn how to close at least one loan per month then build from there. Thanks for your assistance.

Currently I am a personal banker, but I am taking my 20 hours of required classes and going to be taking the test at the end of the month. I will be starting my new job as a mortgage loan officer next month. I just want to know what to expect? Is the pay good? What is the sales process like? Any info would be great!

I have been offered a position with a company as a Mortgage Loan Officer. The training is not paid - the commission is 25 percent and there is Marketing dept in house that provided leads and completed the applications for the Loan Officers. How do you feel about the commission rate? If the Marketing dept is taking all the info. from the client - what is left to do besides close the loan? I dont have hands on experience but I do have a college education. I know how I feel about the position . I would like feedback from others that have been or that currently are in the position of Loan Officer. Please share experience with commission only positions as well. Thanks!

My wife and I had approval on a mortgage loan and the day before closing she lost her job which meant that the finance company wouldnt continue with the loan. Will we be responsible for paying anything at this point or is it just a matter of the realtor getting us to sign a release from contract?

Mortgage loan processors who work in the Southern California area, especially downtown LA, can you tell me approximately how much you make? Are u paid a salary, hourly, or commission? Do you have bonuses for every loan closed? How did you get your job as a loan processor? Does a temp agency make it easier to get that job?

I found a great property investment opportunity which involves me reinstating a foreclosure and purchasing the property at the principle amount afterwards. I qualify for the the loan portion and have closing costs covered. Credit about 700, but my commision work history is only 1 year old and not reflecting on last years taxes (since I used to work an hourly job). I would have mortgage and loan payed off in less than two months. What options might I have?

I purchased a home nearly 2 years ago with a 100?inancing with 2 loans for $365K in Northern California. I have a 1st 80?nd 2nd 20?rom the same lender, both loans closed on the same day, never refi the loans and the 2nd 20?oan is not a HELOC. The properties comparable to my house around my neighborhood now sold for $265k-$280k so in that respect, I’m very upside down. To make long story short, I'm having difficulties paying my mortgage and here’s my question: If I foreclosed on the property, the bank would lose about $80k-$100k. If I go with short sale, assuming the bank approves it. It would still only be selling around $265k - $280k at the most, I’m 90 days late on my mortgage and I realized this might be a good time to negotiate with the bank since I might be able to leverage the current market turmoil situation to renegotiate the terms. What are chances the bank are willing to forgive my 2nd loan, which is at around $72k? Please advice, time is running out. Thank you.

I run a small branch of a HUD approved lender and have a lot of brokers who want to work for me to close their fha loans, but close everything else under their own license. I trust most of these people since I used to close loans with them as a wholesale AE. I am thinking of charging a flat fee per loan and then letting them retain 90?f the total commission on the loan.

My and my fiancee moved into our house in October 2006. We have done some small upgrades like sod the back yard and painting. He will be getting a significant raise soon and we want a bigger house further from downtown San Antonio, TX. We moved into this house now because it was a promotional thing with no closing costs so we did not have to pay anything to move in. I need to know how much we need to save for closing costs on a house price range from 175-200 thousand. Also, do we need all the $$ in tha bank or do people often take out other small loans for closing costs? Sorry if this is a stupid question but I have no idea how it works. Thanks. I will choose a best answer.
